Our property managers believe that properties need to be free of trash, lawn maintained and common areas clean.  They also strive to have exceptional relationships with homeowners.  They know thier job description and take pride in the work.

 

Our property administration strives to make being Director a rewarding experience.  We will make sure meetings are efficient and that the HOA is compliant with Colorado Law.

We also do physical inspections of the properties on a weekly basis.

HOA financials - We use Summit Bookkeeping and Payroll as a third party in your financials.  We work well together to pay bills on time and have accurate financials on a timely schedule. 

 

Snow Removal - We can do snow removal on sidewalks and stairs as well as maintain your parking lot.  This can be a huge liability for HOA's and we take our snow removal work VERY seriously.

 

Hot tub and pool maintenance - We have a (CPO) Certified Pool Operator on staff and can supply all your needs in chemicals and maintenance on your pool or hot tubs.

 

Maintaining your Boilers - We will check and log vital stats for your boilers and can do minor repairs and preventative maintanance on boilers.  This could save your association thousands of dollars over maintenance agreements with companies out of Denver.

 

Setting Budgets - We can work with your accountant/bookkeeper to come up with budgets that are reasonable and  realistic.

 

Reserve Budget Planning - This is where most HOA's are failing in their fudicuary duties and in California HOA's/BOD's are getting sued.  We work closely with Aspen Reserve, Castle Rock, to educate HOA's on where they need to be for future expenses.

 

 

General Liability Insurance - We will make sure that the association is meeting the financial and legal needs in liability insurance.  We work with Ebert Appraisel, Breckenridge, as a tool to get bids on insurance.

 

Bids for work -  We keep the bidding process fair.  We have contractors we have done business with for years and trust them in the sealed bidding process.  The BOD's make the final decision and all bids are opened by Board members.
